Wanted to share the 2015 results for the one unit townhome I manage. This is really interesting in terms of returns on effort and capitol. As you can see, it’s cash flow positive while paying the mortgage. In other words, this tenant is paying my bills and then some. This was actually my first home, we decided to keep it and move to a better area. Glad we did that, everyone else in that position at the time sold for nominal or no profit.
One way I like to look at this is that later in life the mortgage will be paid, so $6k per year plus the $4k results in a decent amount of money for not really doing anything. Compare this vs. some of the multi-units and please comment if you have any questions.
