We had a great last month of the year, December is typically a quiet month as people are relaxing enjoying the holidays. This month had a bit of activity which you will see below in the notes but overall nothing major. We had a few folks pay late for a total of around $1900 in delayed rent. It eventually came in, had to send a bunch of messages to remind and make sure tenants knew I was serious.

Other Landlord Notes
The month has started off rocking and rolling, mending some of the damages from last months roof leak I now have a tenant pretty upset at the smell in his apartment. Asking for rent reductions, upset about the neighbors, upset about pretty much everything. I immediately responded and told him we are working on the plan and gave him our deadline. Didn’t take time, but is worth mentioning. Tip – some people are just impossible to please and need to find another place to live. Don’t be afraid to be blunt in these scenarios.
So far, rent is rolling in. It’s the 2nd of the month and have not spent more than 20 min. collecting peoples checks. (This is because there is still a property that drops their rent in a local mailbox in the hallway) I do like this because it forces me to check in on a monthly basis and ensure there is nothing crazy going on (ie a hole in the window like I found yesterday)
Also worth mentioning, I decided after yesterdays conversation with a tenant, that we will not be renewing their lease. I want to get him out and avoid future aggravation and also belive the unit can be upgraded rather inexpensively and get something a bit more appreciative in the space. I also think the place can get at least $100 more per month.
