The majority of my time this month was spent filling the vacancy that resulted in last months eviction. The tenant never showed for court, got the notice in the mail and promptly cleaned and turned over the keys. I was nice to him and of course that helped make the situation easier. Goal – just get that apartment cleaned, cleared and rented.
Because the place was in good condition, it was easy to rent and went to the first couple that saw it. Nice young couple put on a poker face so I was surprised when they called and said they wanted to move forward. One area that really helped us was that I committed to getting them a washer dryer unit for their laundry. This was not cheap and was not easy to do, but my contractor eventually got it done. The laundry center also got damaged due to an act of vandalism, likely that tenant that we evicted. But – long term I did what we would want a landlord to do for me and it will pay off.

Other Landlord Notes
We had a different tenant give notice to get married, so that will start the whole tenant search process over again. Don’t take these notices hard, tenants have the right to leave and will do so due to various reasons. In my case, it’s usually a job change or life change, getting married, buying a home, etc. I congratulate tenants when they take that step and find they leave the place nice in return for my kindness. Also, worth mentioning we started advertising for the place, went to market very high and priced ourselves a bit high. I ended up lowering rent slightly to get the place filled quickly and it seems to be working. Just do a simple comparative search online to see what the market is like and where to list your place.
