First month of the year was a little rocky, I spent an unusual amount of time and energy evicting a tenant who just stopped paying rent. He was also being unreasonable. TIP #1 – As soon as you get a sense of this type of behavior, listen to your inner voice and take action. Don’t wait, it will cost you. The human spirit can sense when someone is being sneaky, don’t tolerate it. Also don’t be scared of court and the judge. He’s your best friend assuming your following my program and taking good care of your property.
Aside from that little incident, spent the remainder of my time managing contractors to get through my various punch lists and cleaning up snow. We had a considerable amount this month and it took some time to arrange for someone to remove it. TIP #2 – if your going to wait to the last minute to pay contractors, be prepared to pay cash. Other Landlord Notes
The month has started off rocking and rolling, mending some of the damages from last months roof leak I now have a tenant pretty upset at the smell in his apartment. Asking for rent reductions, upset about the neighbors, upset about pretty much everything. He just wants to smoke pot all day, as a 43 year old painter. I immediately responded and told him we are working on the plan and gave him our deadline. Didn’t take time, but is worth mentioning. Tip – some people are just impossible to please and need to find another place to live. Don’t be afraid to be blunt in these scenarios.
So far, rent is rolling in. It’s the 2nd of the month and have not spent more than 20 min. collecting peoples checks. (This is because there is still a property that drops their rent in a local mailbox in the hallway) I do like this because it forces me to check in on a monthly basis and ensure there is nothing crazy going on (ie a hole in the window like I found yesterday)
