So far having a great month, a few tenants making payments just a bit late but nothing out of the ordinary. Today is the 5th which is when we officially end our grace period Rent is due on the 1st but can be received any time until the 5th before it’s declared “late.” A few projects going on this month, I traveled for work and everything was very quiet while I was gone. Also, had a nice roofing project completed this month which is always a big relief to get done. No more leaks and complaining tenants!

Other Landlord Notes
I have a bunch of people paying via rentshare.com still have a building leaving their payments in a central mailbox, plus three tenants who just can’t seem to get themselves together to pay anything other than a check/cash. Ok for now, will have that cleaned up as leases renew.
We are also doing part of a roof this weekend, I will be away but this will solve all our leaks and tenant issues. SO very important to keep water out of the rental, it’s increadably destructive and causes people all sorts of anxiety related to mold and mildew. For this very reason, I made sure I hired a professional environmental company to certify the inside and do a small job to check the inner walls, run a hepa air cleaner, etc.
Quick funny story to explain the aggravation in week 4 because the roof was completely ripped off with no dumpster. The contractor left me with a huge mess and I needed to think fast to get it cleaned up. Thank you craigslist and $275 cash. The contractor then took $400 off my bill. It did take several calls to find someone reliable to actually get over there and clean up the mess. Here is a picture of the completed section!
Roof done, whats next? Well, unfortunately sometimes multiple things happen at once. We also had to replace the fire security system for $1800, which required me to take a few hours to let people in and wait around at the property. This was all done during the day and was no problem with work since I communicated that I would be out of the office for a few hours but available on mobile if necessary. Communication is key! No need to explain details to people, just “had something come up at the house” is what I usually say. Have a great thanksgiving.
