We made it! Got through a very busy summer with a lot of misc. projects and tenant activity. As you can see from reading the posts this summer, there were definately some hours required to get things up and running smoothly.
However, here we are in Oct and it’s been very slow and frankly the way it should be. Maybe 1 hour per week max. I had a few things this month worth mentioning.
1. roof leak, going to have the whole roof ripped off and replaced, cost will be $4k. Spent about 5 hours total meeting contractors and taking phone calls. Will also require a few hours of dealing with the damages.
2. Rental inspection – there were a few items that needed to be addressed during a routine rental inspection. Total time 4 hours across the month. I did the work myself since all contractors were busy.
3. Fire alarm annual check. 15 minutes to call and schedule the test. 1 hour to walk through the units and verify all is working as it should.
