Showings can really suck the energy and life out of the Part Time Landlord. My goal in this post is to help you not fall into this trap AND explain my strategy.
1. Open houses on your schedule
2. Find a real estate agent to do showing and pay per hour
3. Let prospects rearrange their schedule, not yours.
4. Dont price yourself too high and loose time and money waiting for the right tenant, or any tenant.
Explanation of who you are and your role with the company or property.
How to do this and maximize time. Getting it done on Lunch or before/after work. Being Strict about showing hours and open house. Process for application, deposit, security, acceptance.
