The Fear that cripples us all, I want to invest in real estate but what if I can’t find any tenants? There’s one thing people will always need, food and lodging. I have found this to be true over the years especially when the economy was in the gutter. So whats the trick?
Find a good real estate agent? NO, but maybe some date.
Advertise locally and post signs in every local convenience store? No, but that could work if you had a ton of time.
Use social networking? Huh?
Sorry, for me in the past six years the answer has been simple:
- Post an ad online
- Respond quickly to any emails, calls and txt messages
- Setup open houses or personal showings
- Bring applications and receipt book, as well as sample lease.
- Screen tenants and call their references or perform a background / credit check
- Rent it out and move on.
I can’t stress enough how important it is to learn this process and get comfortable doing the easy steps above. It makes property management so much easier when you know your working with quality screened tenants.
