Overall it was a great week, got an inspection done with minimal followup. Also, listed two apartments may have filled them already. The busy schedule is due to two vacancies coming up Sept. 1.
9am – posted ad to Craigslist regarding apartment vacancy. Copied from listing template already on hand for this unit. 3 minutes. One voicemail to contractor, stopped by property to see progress, 10 minutes. One call from prospect tenant at 5pm responding to new ad, 5 minutes.
Morning Calls with bathroom contractor to discuss finalizing the bathroom floor, shower, walls, fixtures and toilet. 5 Minutes. Another call for townhome rental property slider door replacement, total 5 minutes. Third call with tenant who’s moving out to coordinate showings and cleaning, 2 minutes. Fourth call with roomate to coordinate showing for today or tomorrow, 2 minutes. Total talk time, mostly while driving on Bluetooth (15 minutes). Couple SMS messages regarding showing times. <1 minute. Call into one of the borough offices to schedule inspections, 3 minutes. Drive up to job site during lunch, 1 hour. Total time today: 2 hours
One call from contractor from bathroom project, he’s finishing up and wants to meet. Once SMS, total 3 minutes.
Showing at 1pm, including drive time 1 hour. Also grouped appointments and setup rental inspections for afterward. Total time onsite 3 hours.

Rare day where I took the kids for a ride and went to meet a tenant who was going to put down a deposit and completed application. It was a fun time regardless, went for lunch and ice cream and toys, but the tenant never showed and backed out. Not a huge deal but spent 2 hours total. Also 1 text and 1 phone call for about 5 minutes today. Total time: 125 min.
