Overall we had a great week, lots of work was finishing while tenants were locking in and getting their leases organized for the year. It was also a rent collection week, and thanks to our friends at rentshare (insert link here) this has been automated as much as possible. As of now (Sunday 9/6) we have collected most ($11,348) of the total ($13,887) rents due this month. Not a ton of rent fetching going on which makes life simple.
5 min – talk to contractor about finishing bathroom and floor job
10 min – type up lease and send to new tenant
1 min – email to other contractor about maintenance tomorrow morning.
Fun day today, finally got two slobs moved out and they didn’t leave too much of a mess. Just a ton of fleas. Time on the phone with contractors: 45 minutes
20 min – pickup rent checks and see progress in apartment
5 min – answer emails about move-in
20 min – deal with pest issue, bed bugs, fleas, etc with freaked out tenant via phone
20 min picking up a check and sending texts. 10 min reviewing invoices
30 minutes checking in on contractor. little issue with not being ready for tenant. cut this one too close, live and learn. Missed a workout because of this task.
