What a great week, finally got the last unit leased and moved in. Only one month of vacancy really helps keep revenue moving and saves me a TON of time in answering calls, doing showings, etc. What I really liked about this one was that I lowered the price just slightly and got a ton of attention and had the luxury of hand picking the tenant from a group of two very qualified nice people.
10 minutes – few phone calls to arrange lease signing
60 minutes – Finally meeting up with a new tenant to get lease signed, transfer keys and accept check. This was a bit unusual than most since he works a lot, ended up meeting before work which is the first in a long time I have had to actually get out of bed so early. But, worth it and glad it got done. Also, as a bonus it gave me morning time to get to the gym early.
60 minutes – Went over to the building to leave out a few checks, vacuum the hallways and get the punchlist ready. Just realized today after all these years how easy it was to solve a problem I have been facing for years with dirty stairway and hallway. Just leave an upright vacuum in the basement, knock it out every so often. When this one breaks I would definitely replace it.
5 minutes – email to tenant regarding leak, rent and bed bugs
Quiet – but I did wake up this morning feeling awesome that all units are now LEASED!
